BIG & small HOUSE / Anonymous Architects

The “BIG & small HOUSE” was built last year by Anonymous Architects. Located in the Northeast LA enclave of Glassell Park, the approx. 1200 square foot home occupies a mere 2500 square foot lot. Says the Arch Daily: “Starting with a vacant lot that was half of the typical minimum lot size, the objective was to compensate for the relatively small footprint of the house.”

“To achieve this there are only two full height walls inside the house which makes the main interior room nearly as large as the building footprint. This gives the house an open lofted feeling with very high ceilings and abundant natural light.”

The Big & small House is delightful on a variety of levels, not the least of which are its overall subtlety and ingenious use of space. It also heralds the emergence of Glassell Park, a neighborhood where architects and designers are finding the space — and inspiration — to do wonderful things. With a prime location between Atwater Village, Eagle Rock, Mount Washington and Highland Park, “GP” is a rising star in real estate. But don’t wait too long. Big Plans for the LA River in NELA

From KCET and reporter Carren Jao: “The NELA RC (Northeast Los Angeles Riverfront Collaborative) is a(n)… effort to build an identifiable Riverfront District along an eight-mile stretch of the river. The district comprises all of Atwater Village and Elysian Valley and portions of Lincoln Heights, Cypress Park and Glassell Park.”

Curbed LA’s Adrian Glick Kudler calls it a “game changer,” and adds that the RC will also be looking into “bike and car sharing along the river, encouraging job creation that makes sense for the workers in the area, and ‘turning the district into a regional food hub,’ among many other efforts.”

This is wonderful news for residents of Glassell Park, Atwater Village and other great NELA neighborhoods, which were “hot” even before this announcement. Want to get to know NELA better? Contact Tracy Do Real Estate, a great place to begin your NELA home search or sale.

710 Fwy Extension Update

The proposed 710 Freeway extension could potentially impact neighborhoods across large swaths of NELA and the SGV, though to what extent is still a matter for debate. From the LA Times: “County transportation officials have released the final version of their analysis of alternatives for closing the so-called 710 gap between Alhambra and Pasadena… The MTA will hold three community open houses to share the report’s information.” The events are:

Jan. 23 at Maranantha High School, 6 to 8 p.m.

Jan. 24 at San Marino Community Church, 6 to 8 p.m.

Jan. 26 in the Golden Eagle Building at Cal State L.A., 9 to 11 a.m.

Updated Traditional in Glassell Park

List Price $549,000

2 bedrooms • 1.5 bathrooms

1,428 sf • 5,173 sf lot

We’d love this house anywhere, but the fact that it’s located in next-big-thing Glassell Park makes us love it all the more. Built in 1939 and featuring city-lights and mountain views, this home is priced right and ready to move into.

There are plenty of original details here, and a major kitchen renovation added Carrera marble, custom cabinetry, a Viking stove, Fisher & Paykel dishwasher, wine cooler and much more. Head down the original Magnesite staircase and you’ll find a master bedroom that opens to a large deck, as well as a second bedroom, remodeled hall bath with tub and a laundry room.

A bonus to this upslope property is an extra space that would make a great office, studio or darkroom. There’s an attached 2 car garage and a large, grassy yard off the rear deck. For a private tour of the house, and also its fast-rising neighborhood of “GP,” contact Tracy Do Real Estate.
